Two years ago this month 30 year fixed mortgage loan interest rates were right at 6.25% for many borrowers.  Housing prices in the Omaha – Lincoln area had just started to soften and buyers were out in force.  A $150,000 30 year fixed loan at that interest rate resulted in a monthly principal and interest payment of $924.

Fast forward two years; interest rates today are fluctuating, depending on the day, right around 4.25%, an all time low.  That same $150,000 loan today would result in a monthly principal and interest payment of just $738 or an annual savings of over $2,200.  Or, looking at it from a different angle, consider that the $924 payment that you might have had two years ago will, today, allow you to borrow nearly $188,000 a 25% increase in purchasing power.

Now add into the picture the fact that housing prices in eastern Nebraska, depending on location and price range, are down as much as 10% versus two years ago and you have a scenario where, with the same income and monthly principal and interest payment, you today can purchase 35% to 40% more house than you could just two years ago.  That is what I call the affordability factor.

All of this suggests that there has probably never been, at least in my lifetime, a better time to purchase a home with respect to affordability.  Selling a home in this market can be a daunting task without a doubt, especially if you purchased the property in the past four or five years.  The fact remains, however, that if like most home buyers you are looking to purchase a larger or more expensive home you will likely still find the move to be advantageous.

We first dealt with Contemporary Woods (www.contemporarywoods.com)  in 1997 when we purchased a corner desk arrangement from them for our home office.  In 2005, when we both started to office from our home, we went back to them and ordered a second matching desk.  We have always been very pleased with the quality of what they manufacture so earlier this summer, when we purchased our new home, we had them custom build a 7′  tall mission style oak bookcase.  While ordering the bookcase we saw that they had started carrying a variety of dining room sets manufactured by a Missouri based company called Oakwood Industries.  We initially fell in love with a mission style set but then migrated to what they call a transitional design (not quite contemporary but also not quite traditional).  We ended up ordering a combination configured exactly for our particular needs and waited six weeks for delivery.  This is not inexpensive furniture but if you are in the market for high quality furniture that will provide years of service and that you can pass on to your children someday you should definitely pay Bob Olander or Bonita Lederer a visit at their 2304 Highway 2 location in Lincoln.  By the way they often times have sales at 20% to 25% off and they do deliver to both Lincoln and Omaha.
