Preliminary 2017 property assessed valuations have been released by several of the Omaha – Lincoln area county assessor offices and many home owners are faced with significant increases. To a great extent the changes are driven by revaluation of land values which have not been addressed specifically, in many cases, for several years. This is an extremely complex issue and is impacted by many factors including actual area sales history but also by State guidelines and mandates. At this point impacted property owners have the opportunity to request an informal review of their preliminary valuation by contacting their county assessor’s office; Douglas 402-444-6734, Sarpy (402) 593-2122 and Lancaster 402-441-7463. It is interesting to view the pubic discussions from the recent Douglas County Board of Commissioners meeting (fast forward to the 42 minute mark). While specific to Douglas County the issues raised impact property owners across our entire Omaha – Lincoln market area. It should be noted that if a property owner does not take advantage of the informal preliminary valuation review process or is not satisfied with the outcome they still retain the right to file a formal protest of the final valuation.
