A while back we wrote of the impending impact of the Consumer Financial Protection Bureau (CFPB) initiated Truth in Lending Act – Real Estate Settlement Procedures Act – Integrated Disclosure (TRID), see http://wesellnebraska.com/?p=5313. Beginning as of October 1st, 2015 any new loans initiated have been regulated by the federal requirement that a specifically formated Closing Disclosure be delivered to the borrower at least three days prior to closing. Knock on wood – we have had six transactions impacted by this requirement and scheduled to close this month and all six have closed on the anticipated date. The fact that we have not had a problem may seem hardly worth reporting but the reality is it has not been without a dedicated and coordinated effort on the part of the title agents, mortgage lenders and real estate agents involved. We continue to advise carefully selecting the professionals that you choose to reply upon to assure a smooth transaction and closing.
