Is this neighborhood safe?

One of the most common questions we get in showing properties for sale; “is this neighborhood safe?” While we may well have our own opinions the Federal Fair Housing Act specifically forbids us, as licensed real estate agents, from steering an individual towards or away from any particular neighborhood and thus we must be very careful in responding to such questions. The reality is that what might be considered safe by one person may very well not be considered safe by another.  With that in mind our recommendation is always that you as an individual must satisfy yourself that you will be comfortable living in any particular area.  A good place to start is to study statistics for the area in question on the internet at sites like, ( specific links for Omaha, and Lincoln) which provides a visual map based indication of reported crimes by type.  Many jurisdictions also publish their own statistics i.e. Lincoln Police Department and Omaha Police Department.  Other suggestions include revisiting and perhaps walking the neighborhood at alternate times of day and even  knocking on the doors of neighbors to gauge their opinions.  In the end selecting the neighborhood that you choose to live in is a very personal decision and is , in many ways, as or even more critical as selecting the right house.
